It's Lust At First Sight With New Web Site;
Point2 Agent Platform Even Has a Blog!!

Well, I am going to be scrapping my old web site ... poor thing is tired and neglected and needs to rest. Time to bring in something with more tech pizzazz and I finally found a likely candidate at Point2 Agent. I'll be integrating HUD homes and foreclosure listings into a new office site that I am developing at RealtyWorldBenchmarkRealty.com. There's even a built-in blog that is useful for posting new listings, price changes, and all sorts of other stuff. Watch for new special features on Historic Homes, with special emphasis on Historic Bethlehem.

I'm not scrapping any of the blogs, though ... check out my new blog baby at the new web site.

Historic Home Tours Gain Popularity;
Offer Venue For Charity Fundraising

  The National Alliance of Preservation Commissions and the National Register of Historic Places expect attendance at home tours in historic districts nationwide to hit 12 million this year, marking a gain of 25 percent over the last five years, reports The Wall Street Journal.

Additionally, the Garden Conservancy reports that close to 400 private gardens will be toured nationwide, a four-fold increase from 1995. Home tours are generally fund-raisers held by charities, in which tickets are sold to those interested in viewing historic or exclusive properties.

Many charities are now looking for sponsors, selling advertising space in their tour booklets, and allowing representatives of the sponsoring firms to set up shop in the homes to meet and speak with guests. Landscape architects, arborists, chefs, restoration specialists, appliance salesmen, cabinet-makers, and home-improvement retailers are among those using tours to generate business.

Title Search Tracks Property Ownership
Wayyyyyyy Back In New Orleans

The following is a story about title insurance shared by Mike Lancaster, executive vice-president of First American Residential Group, Inc., the company that offers title insurance, home warranty plans, and a host of other services.  Mike titles the story My Kind of Lawyer.

A New Orleans lawyer sought an FHA loan for a client. He was told the loan would be granted if he could prove satisfactory title to a parcel of property dated back to 1803, which took the Lawyer three months to track down. After sending the information to the FHA, he received the following reply:

(Actual Letter): "Upon review of your letter adjoining your client’s loan application, we note that the request is supported by an Abstract of Title. While we compliment the able manner in which you have prepared and presented the application, we must point out that you have only cleared title to the proposed collateral property back to 1803. Before final approval can be accorded, it will be necessary to clear the title back to its origin."

Annoyed, the layer responded as follows:

(Actual Letter): "Your letter regarding title in Case No. 189156 has been received. I note that you wish to have title extended further than the 194 years covered by the present application. I was unaware that any educated person in this country, particularly those working in the property area, would not know that Louisiana was purchased, by the U.S., from France in 1803, the year of origin identified in our application. For the edification of uninformed FHA bureaucrats, the title to the land prior to the U.S. ownership was obtained from France, which had acquired it by Right of Conquest from Spain. The land came into the possession of Spain by Right of Discovery made in the year 1492 by a sea captain named Christopher Columbus, who had been granted the privilege of seeking a new route to India by the Spanish monarch, Isabella.

"The good queen Isabella, being a pious woman and almost as careful about titles as the FHA, took the precaution of securing the blessing of the Pope before she sold her jewels to finance Columbus’ expedition. Now the Pope, as I’m sure you may know is the emissary of Jesus Christ, the Son of God, and God, it is commonly accepted, created this world. Therefore, I believe it is safe to presume that God also made that part of the world called Louisiana.

"God, therefore, would be the owner of origin and His origins date back to before the beginning of time, the world as we know it AND the FHA. I hope you find God’s original claim to be satisfactory. Now, may we have our damn Loan?"

The loan was approved.

Historic Home Sale In New Mexico Impeded
By Appraiser's Disclosure Of Ghostly Inhabitant

CORRALES, NM -- As the owners of the historic Perea Casa 19th century home faced foreclosure recently, a prospective buyer from Massachusetts attempted to purchase the property. Underwriters at several lenders refused to grant financing after seeing an appraiser's note that the original owner of the property haunts the premises and throws orange peels at guests. WMC Mortgage Corp. spokesman said:

"It's just something that's so out of the ordinary, that if you had to foreclose on it, there would be a limited buyer pool."

Perea Casa, built by Don Juan Perea between 1830 and 1850 is a classic 19th century Territorial style house with its central sala flanked by a row of rooms on each side. It served as county courthouse and as a place for dances and fiestas.

Ghost occupancy can decrease property value by 35%. Stigmatized property studies have long been a focus of legal concern and valuation scrutiny. Not all appraisers and valuation reports will discount the value of a property on supernatural occupants. Commercial properties with haunted holdings have been known to see an increase in value.

A Touch Of History In Hellertown, PA;
Sears Mail Order Homes Still Best Sellers

In the 1940s Bethlehem Steel built a community of mail order homes in the Mountainview area of Hellertown, PA, on land adjacent to its golf course. Starting at about $1,000, the homes built from kits in Mountainview were cape cods, ranch homes, and bungalow designs right from the Sears catalog. Bethlehem Steel may no longer be a giant in the community, but these homes have stood the test of time and remain highly desirable. Prices for these properties are now approaching $200,000. (The inset photo illustrates a home that I sold last September to the Blooms, my personal gift to the Mountainview community 8-). A compilation of recent sold properties is available here.

Sears offers the following tips to help you decide if a home was ordered from its Modern Homes catalog:

  • Look for numbered markings on joints and rafters where they are exposed in the attic or basement; these numbers correspond to Sears blueprints. You may need to remove a stud and examine its end to see the numbers.
  • Mortgage records may list Sears as the original mortgage holder.
  • Remove a piece of baseboard, window frame or other molding and look for numbering or the label "Norwood Sash and Door Manufacturing Co."
  • Bath and hardware fixtures may be numbered or engraved with the letters ASR.
  • Check the attic or basement for blueprints or a bill of lading.
